The entire development should be completed by February 2024, but an occupier will immediately be able to move into any unit that is completed. The Club House will be completed right at the outset. The development is built in such a way that disruption from ongoing building is kept to a minimum.

The units come complete, but you can furnish internally as you decide.

You can apply to change the paint colour, or other interior finishes, but this would be for your own cost if permitted.

The village will use solar, and will be off the main electricity grid but with Eskom as a back-up if the sun does not shine for a long period.

There will be water tanks and a bore hole as back up

There is a levy charge attached, currently at an average of R1,500. It depends upon the size of the unit not on the number of people. 

This levy charge will remain constant for two years.

The Developer will use its best efforts to keep the levy as low as possible. 

Please note that the Developer is responsible for maintenance and upkeep of all the buildings and these do not come into the levy.

Occupiers will pay a standard monthly rate within the levy to cover the provision of the frail care facility (levy schedule can be viewed), and those who use the facility will pay individually for their care or from medical aid if applicable.

You can ask the concierge to organize any club events, like bridge, scrabble, tours, concerts 

You may have up to two visitors stay over for seven nights, without having to notify management.

If you would like more than two people to stay over, or you would like someone to stay over for a longer period, please make this request to management in advance, who will do its best to accommodate you within reason.

If the occupier moves out within the first five years, then there will be a proporationate rebate of the purchase price, but there is no rebate after five years: 

1st year           80%

2nd year         60%

3rd year          40%

4th year          20%

The occupier can apply to have a live in person to care for that person, and such a request will be treated on merit, but in principle will be allowed.

One small dog is allowed; birds and other pets are also fine, so long as they are not a nuisance to other residents.  In general no cats are allowed but if a new occupier has a cat, then s/he can apply for an exception to be made. All are subject to the Rules.

Dogs will have to be on a lead in all common areas. 

The Developer owns the unit, so an occupier cannot sell it. 

The Occupier has the right to live in the Unit for the whole of his/her life. It is like a long lease, with one up front payment.

All the houses have space for a garden, and occupants are entitled to change the garden, subject to the overall aesthetic of the community.

Occupants of flats can buy pot plants for the verandah areas.

The common property gardens are landscaped and planted by the Developers. If occupants wish to add to these landscaped gardens they can apply to do so.

There are extensive paths throughout the development; there is a gym; and there is an indoor heated swimming pool. 

You can ask the concierge to organise ad hoc events, like hiking, or days out for other events.
